The Bali property market has never been better. With an increased influx of tourists and a diversification of businesses within the tourism industry itself, the tourism sector in Bali is evolving. This is why investing in a freehold villa in Canggu and Nusa Dua (two of the most trending places at the moment) is a great way to tap into this market. We’ll introduce you to three Bali villas for sale that are well-suited for a freehold property investment strategy. Villa Aksa Bali Tibubuneng, Canggu Villa Aksa Bali is fully furnished, but you don’t have to worry too much about the maintenance. All the furniture has been selected to suit the minimalistic feel of the entire villa. Feel free to add artworks on the walls or other decorations, or to rearrange and repurpose the rooms – it’s easy to manage and clean. Minimalism doesn’t always mean reducing quality and service. The villa is fully equipped with an outdoor swimming pool with a wooden platform for sunbathing. The garden is also teeming with healthy foliage and flowers. These are all great experiences particularly for tourists from the US, European and Australian regions. Dahlia 12 Berawa, Canggu Dahlia 12 was built by talented contractors and architects. The glass walls allow maximum natural lighting into the living room and dining room area, accentuating its futuristic feel. It is ideal as a yearly rent, a great treat for many people from the East and Southeast Asian regions. While the architecture seems atypical of villas in Bali, the interior designers have selected furniture that humbles the lofty attitude of the exterior design. Wicker tables, chairs and lamp shades, together with the solid wooden dining table and nature-derived decorations bring a complementary and natural element into the living experience. This lovely villa includes a swimming pool and a lily pond, which also functions as a bedding for healthy bamboo plant life. Villa Pari Berawa, Canggu Villa Pari is the dream guesthouse. It comes with a large swimming pool and a spacious outdoor area, sitting on 600 square meters of land. Currently the outer edges of the swimming pool is covered with slip-free wooden platforms and stone borders that protect the garden from overflow from the pool. The outdoor area thus creates a great opportunity for landscaping, should you feel the need to add extra room to the 3-bedroom U-shaped villa that encompasses the swimming pool. The interior is all but minimalistic. Each room is a gold mine for artistic decorations from traditional crafts to contemporary works by Bali’s reputable artists. The interior design is a visual equivalent to Bali’s traditional gamelan music. Tips to Sell Your Seminyak Freehold Villa
30 June 2020 by AdeSell the experience, and they will buy the property. Using social media and property agents, you can beat the competition and sell your Seminyak villa fast. Your freehold villa in Seminyak never ceases to amaze, in terms of the high yearly yield and rates of occupation. However, there will come a time when you need to sell your freehold villa to liquify your asset and to enjoy the additional bonus from property appreciation. When it comes to selling your villa, you can’t leave marketing behind, and the best way to market your villa is online. Here are some tips to market and sell your Seminyak freehold villa to beat your competition. 1. Sell experiences before selling the property Your prospective buyers need to know whether their investment in your property will get them the experience that they want or that their tenants want (if they were to let the villa, which is highly likely). You may start by asking yourself: - What is it like living in the same villa for years? - Is it conveniently located? - Is the villa easy to maintain? - Is there value in the villa for your buyer’s tenants? Once you have figured out the answer, you need to visually provide the answers for your buyers, through photos and videos, preferably the latter. A professionally-made video that gives a tour of the villa, the features, and telling a story of possible experiences can make it easier for your viewers to tap into their emotions as a driving force for purchase. 2. Renovate and redecorate before you advertise Before you create your villa tour video or a photo showcase, you can spend a little more money to renovate and redecorate your villa to provide greater value (and maybe slightly raise the price). This is particularly important once you have leads, or prospective buyers, who come into your villa. Renovations do not need to be grand. Sometimes all it takes is a new paint work to make the villa look brand new. You may need to replace some worn-out furniture and decoratives, but the effort is worth the smile on your buyer’s face. Remember, if your prospect already feels comfortable in the villa, you’ll have a promising lead! 3. Highlight different rooms and features for different segments. Your villa doesn’t have to be targeted to a specific buyer. The same villa can attract more than one market segment by featuring things that your buyers will value, from the social platform of their choice. If your villa can accommodate families, you may highlight spaciousness and complete facilities to cook and clean, and perhaps the swimming pool as well. You can use a variety of social media platforms. For retirees, you can highlight that the villa is easy to maintain, and located not too far away from the city center, yet located in a quiet neighborhood with natural scenery. You can advertise with trusted agents like Bali Coconut Living. Combine the power of social media with the help of property agents Bali Coconut Living offers transparent and authoritative marketing for properties in Bali, and our property agents have access to various marketing channels to find the right buyers. However, you can also reduce the waiting time by marketing your villa to your friends’ and family’s connections (by social share).
Top Tips to Buy Villas For Sale in Seminyak
24 June 2020 by AdeThere are many villas for sale in Seminyak, and this is a good indication of a healthy housing market. After all, a villa will return nearly twice the overall investment when they are sold back to the market. More villas for sale means more competition and lowering prices, even at such prime real estate. Of course, pricing should not be your only concern. Villas come in all sizes and styles, with varying reliability (of utilities and facilities), as well as in locations that offer a huge difference in experience. In this article, we’ll cover some tips on buying villas in Seminyak for a great investment. 1. Size and style The size and style of your villa will determine your target market. While it’s clear that larger villas can accommodate more people and therefore generate more revenue, this doesn’t mean smaller villas are not profitable. Smaller, single-bedroom villas can be an accommodating place for young, mobile, digital nomads who seek remote working conditions at a holiday destination. Smaller villas are easier to maintain, keeping your costs and risks low. Larger, more spacious villas can accommodate families on holiday, but sometimes (and especially if you maintain a budget pricing) a group of young people (e.g. students, travellers) can use it as a monthly rental. You may need to hire a housekeeper to monitor the number of guests staying and keep an eye on undesired activities. 2. Reliability and utilities Seminyak is generally well maintained when it comes to providing a reliable supply of electricity and water. However, you can have two choices in providing clean water – groundwater (air sumur) and water pipeline (PAM as the locals call it). The former can save you money in the long-run, although with high overhead cost of drilling and filtration, and finding a permit. However, do keep a connection to the pipeline in case of draught. You may connect the pipeline to the shower, while the groundwater to the sink and washing area. This way you can save a lot of money. Keep in mind that neither of the water sources are drinkable, so you need to provide a steady supply of drinking water by supplying at least two 19L water gallons per month per person. 3. Location and experience The closer the villa is to popular locations, such as the beach, the mall, and restaurants, the more expensive it is, and therefore you need to keep an eye on the market price as well as their experience offers. The proximity of the villa to popular destinations will determine the experience of staying there, but this experience can differ in various market segments. For example, younger guests in groups of no more than two are likely to go around on rented motorcycles, so they have no problem with villas that are relatively far from popular destinations. Manage your villa with Bali Coconut Living Property is one of the best businesses with high returns and relatively low risk, provided that you invest in the right location, such as Seminyak. Once you have purchased your villa, you will need to invest in time to manage your villa. Our villa management service does more than simply to manage the villa. Villa for Leasehold: Pricing, Purpose, and Promise
17 June 2020 by AdeHow to prepare a villa for leasehold? You need to think of the 3 P's of preparation: pricing, purpose, and promise. Learn more about property leasing here. Preparing a villa for leasehold takes more than just renovating and marketing. Even if your property will return to you, the thought of handing it over to a lessee for years can be a nerve-wrecking thought without adequate preparation. Villa leasehold is a great way to earn passive income if you are a busy person. Unlike a landlord, you are not directly involved in the management of your villa. If you allow subletting, your lessee can become a landlord. They’ll manage the villa and collect rent from their tenants. You are still entitled to collect rent from your lessee on a yearly basis. To explain how you can prepare a villa for leasehold, we will approach it from three different angles: pricing, purpose and promise. Pricing When you opt for a long term lease rather than a monthly or daily rental, you are going to have the inevitable opportunity cost of not earning income from the final tenant. Your lessee would need to be convinced that your villa will be profitable for subletting. This means you must lower the price sufficiently to attract potential lessees without compromising your villa’s buying price. If you do not authorize subletting, then you can opt for a yearly rental at a higher price. You must be clear at the beginning on how much involvement you will have in the maintenance of your villa. This is explained further in the next point. If you need help in determining the correct price of your leasehold property, don’t hesitate to contact our property agents. Purpose If you allow subletting, your lessee expects a lower price to be able to conduct a profitable rental business. An important note on subletting is that your villa must have the correct permits in place to allow for monthly rentals. Subletting for yearly rentals is another option for your lessee if you do not have the correct permits in place for short term rentals. If you’re not comfortable with subletting, then a contract-bound agreement must be made between you and the lessee. Note that this arrangement is not common, and may discourage more people from leasing your property. Consult with our agents to create a satisfying agreement for both you and your villa lessee. Promise The last point is to highlight the importance of contractual agreements. Make sure both parties understand 1) how much are they involved in the property maintenance, 2) the boundaries of which the lessee can renovate and make improvements, 3) the type of rental business the lessee is able to set up, and 4) the payment for tax and permits if applicable. Our agents can help set up 90% of the agreements at a small fee At Bali Coconut Living, our property agents in Bali are tasked to help you to evaluate your villa, recommend the right pricing, to help you determine the possible legal uses of your villa, to protect your from shady lessees, to set up a clear contract and to attend at court meetings on your behalf, if any disputes occur. Please don’t hesitate to ask about our villa management services.
Properties for Sale in Bali: How to Make a Sound Investment
13 June 2020 by AdeFor properties for sale in Bali, you may ask about the ROI of freehold vs leasehold, and what property business should you do. Read more to find answers. When choosing a property for sale in Bali, these questions may come to mind: Should you buy freehold or leasehold? What is the yearly yield and return on investment for either of them? What are the laws associated with holiday or yearly rentals? In this article, we will share with you an insight on the most recent trend to help you make a sound investment decision. What does the property market look like in Bali? There are two distinct ways people can invest in the property market: Holiday rental (monthly rental) Yearly rental Holiday rentals, as the name suggests, is reserved for tourists who would rent the property for at least one month for purposes that are likely not for long-term living. On the other hand, yearly rentals are most likely reserved for housing or commercial purposes (i.e. office spaces, not for hospitality businesses). Holiday rentals will require a license called a Pondok Wisata for villas and houses to be used as accommodation for tourists, however yearly rentals do not. Holiday rentals may only receive the permit if they are in the tourism zone. Although in the past, people were able to sell / rent out their property for a variety of purposes, even switching between yearly rentals to holiday rentals without reporting and obtaining the right permits, recently the government has become more involved in reinforcing the zoning policies. With a permit requirement, holiday rentals tend to have high operational costs and taxes, due to them playing a role in the hospitality sector. However, this is balanced by high revenue, especially if the property suits the taste of the market segment, located in a high-demand location, managed, maintained and marketed well. Holiday rentals tend to demand more attention than yearly rentals, so if you cannot invest in time for your properties, we highly suggest to operate in the yearly rental market or hire a property management service. Buy which properties for sale in Bali, freehold or leasehold? According to a property trend examiner, Andrzej Barski from Seven Stones Indonesia, there is a growing trend among Indonesian investors to buy leasehold properties for sale, rather than freehold, even if they have the national right (read more: Ownership of Land in Indonesia, for Mixed-Marriage Couples). High prices of freehold properties drive this decision. A rule of thumb suggests that the average price of a yearly rent on freehold value is 1% – this means one will only make a substantial profit from exit selling the property. This yields an ROI of 8%, according to Barski. Meanwhile, buying leasehold properties is a safer bet. A 30-year lease costs at least 30% of the total freehold value, but the extra cost of convenience and lower commitment is a great choice for “short-term” property players. As much as 10-12% of ROI can be obtained from a leasehold yearly rental business. An added benefit is the ease to sell the property to the next leasehold holder. There is more to discuss about choosing the right properties for a sound investment. Drop us an email [email protected] or message us on Whatsapp for a quick response. Calculating ROI for Villas for Sale in Berawa
10 June 2020 by AdeCalculate the ROI of potential villas for sale in Berawa. It can help you determine your lowest price for yearly or holiday rentals. Learn more from this post. Berawa contains a mix of villas for sale to various markets. For those that are relatively new to property investment, we’ll share with you an easy way to determine prices and calculate your return on investment (ROI) using examples from our Berawa villa listing. What is ROI? ROI is one of the ways that can help you to determine the minimum price (rate) you can set so that it breaks even after a certain number of years operating. This is crucial if you are buying leasehold properties. Examples of ROI calculation for Berawa villas, with a few assumptions In this simplistic set of examples, we’ll make a few assumptions: 1. Property maintenance will cost half the monthly rate, every year. This the average cost that increases the more expensive the property is. Also, tax and permit costs are excluded. Our price ceiling is determined by the market. This ensures that we do not overprice the property. Property is not managed by a manager. We will assume that you take full responsibility of the management. To calculate ROI, we divide the net annual income by the total amount of money invested in the beginning, which is at least the purchase price of the property. ROI = (net annual income) / (purchase price) Rumah Kelly is a freehold property that costs Rp 2,255,000,000 without furniture. This 2-bedroom 2-story villa is located in a suburban area, but the area is popular for foreigners to live and stay. An estimated valuation of this property suggests that tenants are willing to rent it for Rp 85,000,000 annually. Property maintenance is maximum Rp 3.5 million. ROI = (Rp 85,000,000 - Rp 3,500,000) / Rp 2,255,000,000 = 3.61% This implies that it takes 28 years for the net annual income to breakeven, and of course, the ROI would skyrocket if you include the property’s sale. For Rumah Kelly, furnishing the property would increase the ROI to at least twice the value. Rumah Torres is a fully furnished leasehold property that costs Rp 835,000,000 with lease up to 10 years. This gives us a target ROI of at least 10% since we must break even before the property is returned to the owner to avoid loss. Estimated valuation for this property suggests that tenants are willing to rent it annually for Rp 84,000,000. Property cost is Rp 3.5 million according to our assumption. ROI = (Rp 84,000,000 - Rp 3,500,000) / Rp 835,000,000 = 9.6% The ROI for yearly rentals in Rumah Torres in this case is below the target ROI of 10%. To optimize the ROI, we need to market the property for higher-paying markets. Another solution is to turn it into a holiday rental with higher monthly revenue. It seems that Rumah Torrest is more ideal for holiday rentals while Rumah Kelly is ideal for families living long-term in Bali. Fortunately, with our helpful agents at Bali Coconut Living, you don’t have to make risky speculations about the type of rental business you should create. Simply consult our property managers and sales to help you decide which property is the best for you.

South Bali Villas for Sale (Best Locations)
25 May 2020 by AdeBali's tourism is concentrated in the south of the island, so it's important to pick the right locations in the competitive villa industry. Learn more about our villas here. South Bali is the vibrant capital of tourism in Indonesia, and with thousands of local and foreign tourists flocking in to enjoy their vacations, come numerous houses to buy and sell. This makes South Bali one of the best locations for investment and long-term living. Some tourist attractions in South Bali The majority of famous places in Bali that many people can think of are located in South Bali. This includes areas like Kuta, Ubud, Denpasar, Uluwatu, Jimbaran, Seminyak, Sanur, and Canggu. This is because Ngurah Rai International Airport is located in South Bali. While infrastructure is continuously improving to provide faster access throughout the island, the limited availability of public transportation creates a hurdle for many tourists to visit other places in Bali with low cost. Bali Villas You Won’t Regret to Lease
18 May 2020 by AdeLeasing is one great way to virtually own a property, which means you are essentially renting the property at a very good rate. Leasing a villa comes with a great commitment. Before you commit to the down payment, it’s wise to choose a good villa for lease with good value for money. There are many beautiful leasehold villas in Bali in a variety of locations close to schools, city centers, hospitals, beaches, and shopping districts. We have compiled a concise list of villas you won’t regret leasing. 1. Abra Apartment This 1-bedroom apartment is perfect for those living happy single lives and couples without children. The property is completely furnished, connected to the internet, and well-decorated to inspire creativity. A comfort zone for those who work from home. The apartment is located in Kerobokan, a place to enjoy a pleasant Balinese suburban life. Perfect for those who seek the virtue of a quiet life. Although, it’s not very far from the popular crowds, so, rest assured that the location is not rural at all. Come have a look and fall in love with Abra Apartment. 2. Rumah Torres A comfortable place to work remotely from one of the most popular tourist destinations in the world; that must be a great investment. You can increase your productivity without spending a dime on cafes and coworking spaces. To be leased for 10 years, this single-bedroom house can potentially be your independent HQ for all freelance work. Another reason that this house has great value is access. Away from the crowded beach towns, you have access to Jl. Berawa and Jl. Raya Canggu to lead you to the rest of Bali – turn right to reach Denpasar, Sanur, and Ubud; turn left to go to the rest of Bali on roads less traveled. Alternatively, simply enjoy your home base or invite your friends and freelance partner over for healthy meals in this lovely spacious 125 square meter property. Several nearby places of interest are Cabina Bali, La Laguna Beach Club, Fol’lie, and Satu Satu Coffee Company. Not impressed yet, there are many more on Jl. Berawa. Click here to request a visit. 3. Villa Solandra Located in North Kuta, this simple house in a quaint neighborhood provides everything you need with plenty of space. The perfect home for a family or coliving friends, the two-floor four-bedroom house is available for five years lease. Because of the short lease time, you get the best deal of a lifetime – it even comes with a swimming pool! Villa Solandra is located in Kerobokan, which borders North Kuta and Seminyak. This means having great access to Seminyak and Denpasar city shopping centers, as well as Ubud’s cultural hub. If you travel further north from the villa, you will eventually reach the famous lake called Ulun Danu. Both the lake and the postcard temple Tanah Lot are without fail the most beautiful places you can get to quite easily. Get your first sunset photo at one of these places!
