Well, the answer would depend on a number of factors such as property type (whether villa, office, or land), size, location, building type, permits, road access, amenities, facilities, and more. It would be tricky for anyone to be able to give you a solid number as all of these things would have to be considered. After some extensive research, you would most likely discover that you’d need at least USD 50,000 just to lease the land. Remember that foreigners aren’t allowed to own land or property in Bali so you’d have to resort to a long-term lease which can go anywhere from 2-100 years. Most people opt for 25 years. Average utility costs per month: USD 150-200. You’ll have to pay for electricity, water, WIFI, cable TV, cleaning fees, garbage pickup fees, Banjar fees, etc. Bear in mind that the electricity bill will increase if you have a pool and use the AC constantly. Bali Property Ownership for Foreigners and Which One You Should Choose

Hak Milik / Freehold There are different titles for both land and property in Bali and each title connotes a different meaning. The “freehold” title or “Hak Milik” means that only Indonesian citizens can hold this title. If you’re a foreigner and you’re tempting to hold a freehold land, it will automatically be deemed void, and therefore, the land will automatically belong to the government. Hak Pakai / Right Of Use A secondary title, known as “Right of Use”, or “Hak Pakai” is the best option for a foreigner. With a built-in extension of 25 years, the title comes with renewal after 20 years with only a small tax implication. There is no mention anywhere in Indonesian law that these extensions or renewals cannot be continued as long as it is done on state-owned land. Some restrictions to this title would include the size of land and property and that you must hold a valid permit to stay in Indonesia such as a KITAP or a KITAS.
