7 Key Strategies for Profitable Investments in Canggu’s Real Estate Market
22 January 2025 by Seo ManagerCanggu, on Bali's southwest coast, is a hotspot for tourists and real estate investors. Known for its beautiful beaches, trendy cafes, and vibrant expat community, it’s become one of Bali’s most exciting property markets. With its rising popularity, Canggu offers great opportunities to earn high returns on real estate investments. But to make the most of it, you need the right approach. Here are seven simple tips to help you invest wisely in Canggu’s real estate market. 1. Researching Market Trends Understanding market trends is the cornerstone of successful real estate investment. Canggu’s property market is characterized by rapid growth, with increasing demand for vacation rentals and residential properties. Monitoring property value trends, upcoming developments, and tourism statistics will help you make informed decisions. For instance, areas like Berawa and Echo Beach have seen significant property value growth due to their popularity among tourists and expats. Leverage online property portals, market reports, and local insights to stay ahead of the curve. 2. Targeting High-Demand Locations Location plays a big role in making money from real estate. In Canggu, some neighborhoods are especially popular because of what they offer. For example: Berawa is known for its trendy cafes, schools, and being close to the beach, making it a favorite for families and digital nomads. Echo Beach is loved by surfers and offers a relaxed vibe with great infrastructure. Pererenan is a quieter spot, perfect for those looking for peace while staying near the action. Investing in these sought-after areas can give you better rental income and increase your property’s value over time. 3. Diversifying Investment Portfolio Diversification minimizes risks and maximizes opportunities. Consider spreading your investments across different property types, such as: Vacation Rentals: Cater to Bali’s ever-growing tourist market. Residential Villas: Target long-term expats and families. Commercial Spaces: Invest in retail or co-working spaces to capitalize on Canggu’s entrepreneurial scene. By diversifying, you create multiple income streams and mitigate the impact of market fluctuations. 4. Collaborating with Local Experts When investing in Bali, having local experts by your side can make all the difference. Beyond real estate agents and legal advisors, it's essential to understand the role of Pecalang, Bali’s traditional community security officers who manage local customs and ceremonies. These experts can help you navigate interactions with Pecalang, ensuring your property plans align with cultural norms and local regulations. They’ll also guide you through property selection, negotiations, and legal formalities unique to Bali. For foreign buyers, working with trusted local advisors ensures you comply with Indonesia’s property laws, whether leasehold or freehold. 5. Investing in Sustainable Properties Sustainability is more than a trend; it’s a necessity in modern real estate. Eco-conscious travelers and residents increasingly seek properties that align with their values. Sustainable features such as: Solar panels Rainwater harvesting systems Energy-efficient designs Improve your property's value while saving money in the long run. Choosing sustainable properties shows you're a smart, future-focused investor and appeals to eco-friendly tenants. 6. Understanding Legal Requirements for Foreign Investors Indonesia’s property laws can be complex, especially for foreign investors. While foreigners cannot own land outright, options like leasehold agreements and the right-to-build (Hak Guna Bangunan) allow secure investment opportunities. Key legal considerations include: Leasehold Agreements: Typically last 25-30 years and are renewable. Freehold Ownership: Restricted to Indonesian nationals. Consulting with legal experts ensures compliance with regulations and protects your investment from legal disputes. 7. Adopting a Long-Term Investment Strategy Real estate investment in Canggu requires patience and vision. While short-term profits are possible, the real potential lies in long-term capital appreciation and rental income. Canggu’s property market benefits from steady demand, making it an excellent choice for buy-and-hold strategies. For instance, owning a villa in a prime location can yield consistent rental income, while its value appreciates over time. This strategy is particularly effective in areas undergoing infrastructure development or increased tourism. Answering People’s Questions What are the most profitable areas for real estate investment in Canggu? Berawa, Echo Beach, and Pererenan are among the most profitable areas, thanks to their high demand, infrastructure, and appeal to different audiences. What is the average return on investment (ROI) in Canggu’s real estate market? Essential Checklist for Foreigners Investing in Bali Property
23 September 2024 by Seo ManagerGolden sunsets, crystal-clear waters, swaying palm trees, and lush rice fields come together to create a destination cherished by travelers. Now, picture yourself owning a piece of this paradise on Bali Island. However, can a foreigner own property in Bali? And should they? The answer to both questions is yes, but knowing how to go about it is important. The experts at Bali Coconut Living and the properties we offer make great starting points, so let’s dive in and explore some of the possibilities, the benefits and the need-to-knows. Reasons to Invest in Bali Property If you have the means to invest in the Balinese property market, it can be an amazingly lucrative source of income. Stating the obvious first: Bali is a tourism goldmine - it has been for a long time and it doesn’t show any signs of slowing. Millions of tourists travel to Bali every year, and if a property you own is available for them to rent, that means millions of potential customers. From luxurious villas to beachfront estates, the potential for income is sky-high. In addition, Bali’s property market has been on a steady rise, particularly in popular areas like Uluwatu, Seminyak and Ubud. So, if it’s a solid investment you’re after, put Bali on your radar. Key Traits of the Best Investment Properties in Bali Keen to invest? Congratulations! Time for the fun part: picking the perfect property. Chic villas overlooking lush greenery, serene retreats nestled closer to the jungles and beachfront bungalows that put the water almost within arm’s reach… with so many options it can be hard to know where to look. So, why not start right here? Bali Coconut Living curates a portfolio of highly desirable properties that potential renters will love - let’s look at a few below. Villa Ocean Dream Situated in prestigious Uluwatu, this stunning three-bedroom residence offers warmth and comfort alongside its convenient location. Each bedroom is spacious and includes an ensuite bathroom, while visitors will love the enclosed living area, fully-equipped kitchenette and spacious pool. It’s a floorpan that balances style and practicality. Nearby restaurants, gyms, and a beach make Villa Ocean Dream perfect for families or longer stays. Villa Leovana 4 A demonstration of opulence and style, this exceptional five-bedroom Villa Leovana 4 is located in the exclusive Umalas area. Visitors are greeted by a beautiful living area that seamlessly integrates with the sleek, modern kitchen. Elegant bedrooms feature plush bedding while large windows ensure abundant natural light. Each ensuite bathroom is a true sanctuary, with walk-in showers, plus a jacuzzi in the entertainment room. Outside, a private pool ensures a resort feel guests will love. How to buy property in Bali as a foreigner We’ve looked at some of the why and the what, now let’s get down to business and look at how exactly to get into the property market in Bali as a foreigner. As you might expect, it’s not as simple as signing some papers and getting the keys. The most common method is to enter into a leasehold agreement. This essentially means you have a long-term holiday home and can lease property for 25 to 30 years, or extend up to 80 years! It’s like a VIP pass to Bali without needing to own the land. There is also the “right of use” title, known locally as “Hak Pakai”. This valuable property title has some prerequisites though: you need a temporary or permanent residential permit; or a retirement visa if you’re over 55 years old. You can have one “right of use” title in your name and will also have to consider the price and property size restrictions that apply to this title. A “right of use” title comes with an initial term of 30 years, which can be extended by 20 years, then renewed again for 30 years after the first 50 years… and so on. However, we strongly recommend seeking the advice of experts when it comes to investing in property in Bali. That’s where we come in! Ready to Invest in Property in Bali? Investing in Bali's property market offers an enticing opportunity if you’re looking to diversify your portfolio or start your property journey. With its breathtaking landscapes, vibrant cultural heritage, and investor-friendly environment, Bali draws millions of tourists annually, driving strong demand for accommodations like villas. However, it's crucial for investors to perform careful due diligence, consult with experts, and understand the legal and regulatory landscape of property ownership in Indonesia. Bali Coconut Living is here to assist with expertise and a range of properties. So let’s get started! Evaluating the Value of Buying a Beachfront Villa in Bali Buying a beachfront villa in Bali can be worth it for many people, but it depends on various factors such as your investment goals, lifestyle preferences, budget and risk tolerance. You might enjoy unparalleled access to stunning ocean views and the beach itself, watersports or relaxing on the sand. If you’re more investment-minded, beachfront villas in Bali are highly sought after by tourists, honeymooners, and luxury travelers, especially those looking for exclusive accommodations with privacy and ocean views. Investing in a beachfront villa can generate significant rental income, particularly during peak tourist seasons. Affordability of buying land in Bali Bali is known for its relatively affordable real estate compared to many other destinations, however there is still a wide range of land prices on offer depending on a number of factors. In general, land prices tend to be higher in popular tourist areas and established expatriate communities such as Seminyak, Canggu, Ubud, and Uluwatu. However, there are also more affordable options available in less developed or remote areas of Bali, particularly in the northern and eastern regions of the island. These areas may offer lower land prices but may also have fewer amenities, infrastructure, and tourism-related opportunities. Additionally, it's essential to consider additional costs associated with buying land in Bali, such as taxes, legal fees and land surveying. Smart Moves: Investing in Retirement Real Estate for a Secure Future
20 May 2024 by Seo ManagerSailing off into the sunset without a care in the world… it’s everyone’s idea of the dream retirement, but it’s far easier said than done. However, with a sound investment plan, it’s certainly possible to live more than comfortably in retirement. Investing in real estate makes a fantastic foundation for anyone planning to invest as part of their retirement plan. Before you do though, it’s important to understand why real estate investment is such a great way to secure your financial future in retirement. Potential Strategy for Retirement Planning Investing in real estate is a common strategy for many, probably because there are so many benefits. First and foremost, rental properties can provide a steady stream of income during retirement, helping to cover living expenses - all the more important given the cost of living seems to be increasing. Bali Coconut Living has a number of properties for sale right now that would yield great rental returns, including Villa Masceti and White Love Villa, both in beautiful Ubud. Both properties are filled with attractive features including a pool, making lucrative returns possible. Real estate also offers diversification from traditional investment assets like stocks and bonds, which protects against market volatility, which is a reason for property’s reliable and consistent appreciation over time, hence the saying: “as safe as houses”! Some people also like the fact that property is tangible - you can see, feel and of course live in a Bali Coconut Living property - which can offer a sense of security against say stocks or bonds, which are essentially numbers on a page. Property Appreciation in Real Estate Appreciation in real estate refers to the increase in the value of a property over time. This increase in value can occur for various reasons, including changes in market conditions, improvements to the property, inflation and economic growth in the surrounding area. While no investment can 100 per cent guarantee appreciation, there are very few that are as reliable as property. This is crucial if you’re considering investing in property for retirement, because you can benefit from appreciation if you decide to sell down the track. Additionally, appreciation can increase the equity in a property, providing owners with greater borrowing power or financial security. In real estate, appreciation takes two forms: market appreciation: when the overall real estate market grows, and forced appreciation: when the owner makes improvements to their property. Developing a real estate-focused retirement plan Creating a real estate-focused retirement plan involves several steps to ensure your investment strategy aligns with your retirement goals, risk tolerance and financial situation. This plan will be different for every single person, but some steps everyone should take are: Define your retirement goals: determine your desired retirement lifestyle, including where you want to live, your estimated expenses and any specific financial objectives. Assess your financial situation: this includes your income, assets, debts and existing retirement savings accounts. Understand how much you can allocate towards real estate investments without compromising your overall financial stability. Develop a diversified portfolio: this spreads risk and maximises potential returns. Consider investing in different types of properties, in various locations and across different market segments. Diversification can help mitigate the impact of market fluctuations and economic downturns. Create a financial plan: it should integrate your real estate investments with other retirement savings vehicles. Determine how much you need to save and invest each year to reach your retirement goals, taking into account factors like inflation, taxes and market volatility. Seek professional guidance: when in doubt, always talk to a professional. The Bali Coconut Living team has a wealth of experience in real estate in Bali and will gladly recommend properties worth considering for your portfolio. What are the best property investment options? One person’s “best” might be different to the person next to them! It varies depending on financial goals, risk tolerance, investment horizon and market conditions. However, if you decide that a residential rental or vacation rental in Bali is the best option for you, we’d encourage you to browse our properties for sale. Investing in Bali real estate is indeed profitable and here are some great reasons why. 1. Low Risk, Safe & Secure Investing in Bali real estate is one of the safest and smartest ways to grow your assets while ensuring a steady flow of income. In general, the value of real estate would always increase, especially in a place like Bali, one of the world’s most popular holiday and tourism destinations. 2. Guaranteed Growth & Returns Smart investors understand that Bali’s real estate & property market will almost always guarantee strong and steady growth and returns. The proof is right before our very eyes – just look at how fast the island bounced back after the Covid-19 pandemic. New places are being discovered and developed at lightning speed such as Canggu and its neighbors Pererenan and Mengwi. Seminyak, Uluwatu and Sanur remain popular, with many opportunities to invest in Bali villas for sale. Unless you’re extremely experienced in the Bali property sector or understand the Indonesian property laws and landscape like the back of your hand, we would strongly suggest that you do not attempt to do this on your own. The best thing to do is to hire a trusted and credible property agent in Bali to help you. You’ll find that this will be extremely helpful to you as renting and buying a property in Bali can be a time-consuming and stressful experience. There is a ton of red tape and bureaucracies to manoeuvre, not to mention the often confusing Indonesian property laws to navigate and the discussions and negotiations you’ll need to make with the property owner, notaries, lawyers, the Banjar and other local authorities. Fortunately and unfortunately, there is no easy way out, especially if you’re a foreigner. There have been many cases in the past when a foreign buyer or renters tried to purchase or rent a property using a “representative” or a “nominee” – in most of these cases, they have met with unhappy endings or have had to navigate through incredibly stressful situations involving the law and large sums of money. So to keep a clean record in Indonesia and to ensure a peaceful and healthy, stress-free experience while purchasing or renting a property in Bali, it would be in your best interest to hire a property agent who will act as your property business partner. A certified property agent can also keep you from getting scammed. There have been cases here in Bali where property “owners” run off with your deposits. There are also charlatans who will copy property advertisements and post it online with their own contact details. Once the thief has received your security deposit from you, he or she then disappears with your money. How to Rent Out Your Ubud Real Estate Investment
15 May 2020 by AdeIt’s true that the price largely determines your return on investment rate. However, there are other ways to optimise your real estate in Bali so that your expenses do not exceed your rental income, while at the same time, you don’t need to wait too long for a new tenant. This short strategy is written in particular for Ubud properties, because properties in Ubud are in a unique position. Sure, it is 40 minutes from the nearest beach, but the market segment that rents Ubud properties care least about the shoreline. Instead, they come to Ubud for spa treatments, yoga studios, organic food, and the lush green landscape. Remind yourself to cater to the needs of this specific market segment. 1. Competitive is not always cheaper People who choose to spend a significant amount of time in their villas to relax, detox, and heal will not shy on paying a bit more for quality. You can still be competitive even if you’ve invested in decoration, comfortable beds and furniture, and ask a higher price than what local guest houses offer. Even if you have bought the land cheap in the outskirts of Ubud, it’s the best decision to add value to your villa accommodation so that your tenants feel compensated for the longer distance to the town centre. 2. Cleanliness over attractiveness Ubud’s upmarket tourists make up a significant portion of the market. Their main concern is hygiene, particularly if they find that your villa is not in the town centre. Exceed expectations by focusing on hygiene, including adapting the bathroom and layout. Follow Western standards to be on the safe side – popular hotels do this a lot. If you have to choose between making your villa look pretty and making it spotless clean, we suggest the latter. You would want to exceed your guests’ expectations. Once you have made sure that your villa is well-maintained, the next step is to decorate it. Find inspiration from the villas in our catalogue: Villa Horizon, Rumah Cakralawa. 3. Advertise it! Once you have your price and property conditions sorted out, you can advertise it with confidence. The best way to advertise is through online channels and referrals. Create a website or a special social media account to help your audience focus on your properties’ features and benefits. If that is too much of a hassle, not to worry. You can always ask a property agent, such as Bali Coconut Living to help you. Interested in listing your property with us? How To Find Tenants for Your Real Estate in Bali?
3 March 2020 by AdeThe steady growth of visitors coming to Bali is a confident signal that there is no shortage of potential tenants. However, you will most likely compete with the well-established hotel industry, if not other property owners in the market. So how can you find tenants for your newly polished and treasured property asset? One of the easiest ways to market your property is through our property listing at Bali Coconut Living. Why Bali Coconut Living? Unlike most property agencies, we go above and beyond simply advertising your property online, in the hope that the right people will come to the right web page. We think that the chances of this happening are astronomically small. So instead of waiting for tenants to find your property, we proactively add value to your properties. Villa Management and Marketing Services We understand that the property purchase was only half the battle. Maintaining the property to its fullest potential takes a lot of work, but that’s not all there is to do. In order to receive positive referrals from your guests, it would be wise to provide services to cater to their unique needs and expectations. Guest services and Day-to-day Operations: Trained hospitality staff and managers will ensure that your villa is as welcoming and comfortable as possible. Building and technical maintenance: Our reliable technical staff ensures that no power outage or drought can dramatically decrease the level of comfort and happiness of your guests. You can also rely on our marketing team not only to advertise your villa’s availability, but also to simplify the booking and payment process. No more hassle with international bank transfers. Your guests can simply pay up front before coming to your villa; your earnings will be securely deposited into your account. We value transparency as much as you do. We provide monthly reports on how your villa is doing, including recommendations on what actions to take. A villa success story Villa Natayani is just one of the villas whose owners have entrusted us its management. It is a 2-bedroom Bali-style villa, located in Seminyak’s Oberoi “East Street”. Every newly arriving guest is greeted by the Villa Manager or the Senior Butler. The respectful and unobtrusive maid and pool attendants work at their very best to ensure that the guests’ holiday experience is not met with any inconvenience. Bali Coconut Living is a property agency, consultant, and management service under one roof. Kindly inquire about any questions you may have surrounding property ownership, management, and business.

Ownership of Land in Indonesia, for Mixed-Marriage Couples
11 February 2020 by AdeAs we have mentioned numerous times before, the nominee structure as a means to obtain absolute ownership of land by a foreigner, is illegal. However, when land ownership comes into question, and when it involves marriage between a local and a foreigner (even if the intentions are good), the law can make things complicated. According to the Indonesian Marriage Law (1974), Article 1, mixed marriages can result in the Indonesian spouse losing his or her freehold land and the right to purchase more land under freehold title. The law’s intention is good - to prevent so-called marriages for the sake of owning land for foreigners under joint assets. This is because of Article 35 of the same law, which states that unless stated otherwise, acquired property and other assets become joint marital property of the couple. So, if one of the spouses is a foreigner, the property cannot be counted as joint marital property, and in effect, cannot be owned by the couple. However, this is a great disadvantage for many honest Indonesian citizens who are tied into an honest marital commitment with their non-Indonesian spouse. To solve this problem, it is very important to form a prenuptial agreement which has the ability to separate the Indonesian citizen’s property assets from the joint asset agreement under the future marriage. If you are recently married to a foreigner (or your spouse is Indonesian), and for some unfortunate reason, you have not been informed about Article 1 of the 1974 Marriage Law, then it is imperative you continue reading. What is the consequence of not having set up a prenuptial agreement to separate assets? The Indonesian spouse must release their freehold property within one year of the marriage. The release can be done by selling or granting it. If selling or granting the land is not possible, or if you or your spouse still consider buying a freehold property as a crucial part of one’s life, there is still hope. You can now make a postnuptial agreement to distinguish which asset belongs to the Indonesian spouse and is to be controlled indefinitely. Due to the possibility of the postnuptial agreement, there has been revisions of the law that is, frankly, still unclear. Some parties have been able to own Hak Milik properties, even though one’s spouse is a foreigner. Some parties have claimed not to lose their freehold land after marrying the foreigner for many years. The good thing about this uncertainty is that you can always hire a lawyer to clarify things for you. As a disclaimer, this article is NOT legal advice and should be taken with a grain of salt.
