First Time In Bali? Seminyak Is All You Need
29 September 2022 by Seo ManagerComing to Bali and are unsure of which area to stay in? Then we’d definitely recommend Seminyak. Bali’s most “cosmopolitan” city comes with exciting surprises in the form of world-class shopping, dining and fun. There is something for everyone and for all ages to enjoy. In addition to being one of Bali’s most popular tourist destinations, Seminyak is also a favourite of expatriates. Bali’s most famous upmarket town stretches from the borders of Kuta and Legian all the way to Kerobokan and is located some 9km away from Ngurah Rai International Airport. Seminyak in general would include the neighbouring towns of Petitenget and Umalas. The beach here is called Seminyak Beach and is the spot for sunset sessions. Pop into any of the restaurants and beach bars that are lined up along the shoreline to enjoy delicious cocktails and live music. Along Jalan Raya Seminyak and Jalan Kayu Aya, which is also known as Jalan Laksamana, you’ll find some truly fantastic shopping, dining, spa, bars and clubs which would all be accessible on foot. Jalan Kayu Aya is often referred to as “Eat Street”. Here, you’ll find some of the best restaurants such as Ultimo, Italian Job, Chandi, Batik Restaurant & Bar, and many more. For after-dinner drinks, head to Red Carpet Champagne Bar or one of the many bars that line the street for delicious cocktails and live music. The Fashion Capital of Bali Jalan Laksamana is a shopping paradise with the biggest designer brands such as Magali Pascal, Lulu Yasmin, Uluwatu Lace and Bamboo Blonde. There are also unique local shops selling trinkets, accessories, souvenirs and arts and crafts. Along Jalan Raya Seminyak, you’ll find everything from designer brands and Balinese sarongs to handmade accessories, local clothing, leather sandals, souvenirs, home décor and even artwork. So now that you know all about Bali’s most popular thriving beach town, it’s time to start planning your stay and what better way to enjoy all that Seminyak has to offer than by staying in a beautiful and modern, tropical Bali villa? A great example would be Villa Tokyo. This is a stunning, modern and contemporary villa with a unique design in the most sought-after location. Built on 200 sqm of land, Villa Tokyo comes with 2 bedrooms each with its own ensuite bathroom, a fully equipped kitchen, open living and dining spaces, an outdoor terrace, a swimming pool and a private parking space. Nestled in its own private compound and surrounded by lush greenery, Villa Tokyo is a 2-storey building with the ground floor being fully opened to the elements, creating a lovely space for indoor-outdoor living. The living and dining area, kitchen and terrace are located here, all overlooking the pool. Interiors are fresh and minimalist, with earthy wood tones set against stark white floors and walls. Both bedrooms are located on the second floor. Each bedroom comes with large windows for fresh air and sunlight and a plush, king-sized bed with premium bedding, a flat-screen TV, and minimalistic bohemian-inspired décor, all set in an enigmatic ambience comprising neutral shades of brown, grey and white. The master bedroom has sliding glass doors that lead out to the balcony and a bathroom with a deep white stone bathtub as well as a vanity area with a mirror and a sink. The second bathroom has a standing shower instead of a bathtub, and both bathrooms are decorated with dark grey polished stones and bright cream tiles. The second floor landing right above the staircase deserves a special mention – a delightfully soothing nook, it’s aesthetically pleasing with beautiful yet minimalistic décor and artwork. Guests looking for some quiet time can relax here in the armchair or on the hall chair that’s been set up against the wall. Villa Tokyo is located in the heart of trendy and upmarket Petitenget, close to all of the most popular shopping, dining, clubs and bars, and is now available for monthly and yearly rent. Common Mistakes People Make When Buying Land in Bali
20 September 2022 by Seo ManagerSo you’ve taken the plunge and have decided to go ahead and buy land in Bali! Congratulations, this is going to be an exciting time for you. Being a landowner in Bali means that you’re investing in one of the most wanted locations in the world –your investment will only yield high returns as time goes by. Additionally, buying land in Bali is one of the surest and safest ways to park your money and grow your asset portfolio. Even if you’re not developing the land yet, you can just leave the land there with little to no risks. Unlike properties, land does not require maintenance, electricity, or security. All you have to do is just make sure no one is squatting or illegally building on your land. But before you sign on the dotted line, let’s take a look at some common mistakes that people make when buying land in Bali and what you can do to avoid them. Skipping out on background checks Before any transaction takes place, it would be wise to do your due diligence and find out more about the land that you’re looking to purchase. Make sure that you’re dealing directly with the owner or a trusted and accredited real estate firm with direct ties to the owner. It’s unfortunate that in many cases, there are “middlemen” involved which could cause you problems in the long term. It might be tempting to just skip all the red tape and put your trust in the friendly salesman, but remember that you’re putting a lot at risk. The best way to check if the land and owner are “clean” would be to enlist the services of a property lawyer and a notary. No Understanding Of Indonesia’s Property Laws At this stage, it’s important to understand that only Indonesians can purchase or own land/property in the country. No foreigners are allowed to do so and if someone is telling you that you can, that is a huge red flag. Make sure you understand the basic land/property types which comprise the following: The “freehold” title or “Hak Milik” means that only Indonesian citizens can hold this title. If you’re a foreigner and you’re tempted to hold a freehold land, it will automatically be deemed void, and therefore, the land will automatically belong to the government. A secondary title, known as “Right of Use” or “Hak Pakai” is the best option for a foreigner. With a built-in extension of 25 years, the title comes with renewal after 20 years with only a small tax implication. Restrictions include the size of land and property and you must hold a valid permit to stay in Indonesia such as a KITAP or a KITAS. The third title is a commercial title; “Hak Guna Bangunan”, which means “right to build”. This title is compulsory for both foreign and Indonesian companies buying, selling, or managing villas for commercial purposes. Remember to also speak to your lawyers and notary about property tax and other taxation involved when buying land in Bali. No Understanding Of Zoning Laws and Regulations Understanding zoning laws is extremely important as it will tell you what you can and cannot do with your land. Some areas are zoned for tourism which is great for villas, guesthouses and hotels. Certain zones are slated for residential, forestry, conservation, green, industrial and trade and service. Some properties may not even have road access, which will be expensive for you to undertake. Be sure to speak to your lawyer or notary to understand which zone the land that you’re planning to buy falls under and if you’re even allowed to build on that land at all. No understanding of the local culture or “adat” It’s very important to understand the neighbourhood where your land is located in. Every village in Bali is governed by a “banjar” - a council of village leaders with their own sets of rules, guidelines and regulations. Spend some time understanding the local neighbourhood laws, important cultural practices and religious days. There might be fees that you’d need to pay the Banjar every now and then, which would go back into the village. Speak to other foreigners in the area who might be willing to share their experiences with you so you can be mentally prepared. Ready to buy land in Bali? These accommodations include villas, holiday homes, guesthouses, apartments and studios. Vacation rentals like villas are popular in Bali as they allow travellers to fully experience tropical island life in complete luxury and privacy. Most villas in Bali come with their own swimming pool, a lush tropical garden, lovely living and dining areas, a kitchen, and sumptuous bedrooms with ensuites. It’s easy enough to market your Bali vacation rental or villa here in Bali. Thanks to the internet, you can try marketing it on your own using online booking sites. But remember that this will come with a whole host of challenges. You will also need to hire people to manage the guests and staff and a property manager. This may cause you unnecessary stress especially when you’re not on the island to manage everything yourself. Running a successful vacation rental home can require a lot of effort. Instead, you could always work together with a trusted villa management company like Bali Coconut Living, a leading Seminyak-based villa property agent ready to assist you in buying, selling, and villa maintenance. You can find out more about us here. Want To Stay Longer in Bali? All You Need Is A Digital Nomad Visa
5 September 2022 by Seo ManagerLove travelling? Then the digital nomad life is the way to go. You can work as you see the world and earn while you explore. Bali is also a favourite of digital nomads from all over the world but did you know that there are a few rules and regulations that you need to adhere to? Working in Indonesia as a foreigner without the proper papers and permits is illegal. Essentially, foreigners cannot work for any local Indonesian companies or do the job that a local can do. The government is very strict about this as they are looking to protect the locals and their sources of income. Additionally, foreigners cannot just apply for a job at an Indonesian company for work that a local can do. This is why you’ll see that foreigners are usually hired only for top management positions and specialist positions or as consultants. But the great thing about living the life of a digital nomad is that you can work for any international company from around the globe and live anywhere, Bali included! If you’re planning to stay on the island for longer than 6 months then it would be best to refer to an accredited and official visa agent to speak to them about your options for living long-term in Bali as a digital nomad. Let’s take a look at some of the options that you can consider: Business Visa - You will have 60 days in Indonesia upon receiving your approved Business Visa. Remember that this would only be suitable for digital nomads who are not working for any Indonesian companies, but are conducting business in another country either for themselves or for an international company and receiving money in a foreign bank account. Work and Stay Permit - A work and stay permit is called a KITAS and it would allow you to openly work in Indonesia. Once you receive your KITAS, you’ll be able to work and stay in Indonesia for up to 12 months. This is a great option for those who want to open an office in Bali, work with local companies, hire local staff and contract local vendors. Investor Visa - This is perfect for digital nomads or foreigners who wish to open a company in Indonesia. This is called a PT Foreign Direct Investment Company (PT PMA). It is the only way to establish a foreign-owned company in Indonesia. There should be 2 directors, and one of them has to reside in Indonesia and oversee the day-to-day. Those who establish a PT PMA will get a Work KITAS as well as an official tax number, often referred to as NPWP. Digital Nomad Visa - There have been whispers of an official Digital Nomad visa that would let you stay in Bali for up to 5 years. At this time, there is no official announcement from the authorities but you can always speak to your preferred visa agent or lawyer to ask more about this. Digital nomads who work for a foreign company abroad and receive their income via a foreign bank can also apply for a work and stay permit so that they can live and work in Bali for longer than 6 months. Speak to your chosen visa agent to explore your options. Bali Coconut Living is not a visa agency or an immigration lawyer, please refer all official inquiries to a trusted visa agent or an accredited immigration lawyer of your choice. Find Your Property Business Partner - Property Agent Bali
19 August 2022 by Seo ManagerLooking to rent or buy property in Bali? On this day and age, the internet makes everything look so easy. Future buyers and potential renters just need to start surfing the web to find an almost limitless selection of villas, homes and commercial properties available for sale or rent here in Bali. The initial process might appear so simple that you might be tempted to handle the entire rental or purchase process all on your own. Unless you’re extremely experienced in the Bali property sector or understand the Indonesian property laws and landscape like the back of your hand, we would strongly suggest that you do not attempt to do this on your own. The best thing to do is to hire a trusted and credible property agent in Bali to help you. You’ll find that this will be extremely helpful to you as renting and buying a property in Bali can be a time-consuming and stressful experience. There is a ton of red tape and bureaucracies to manoeuvre, not to mention the often confusing Indonesian property laws to navigate and the discussions and negotiations you’ll need to make with the property owner, notaries, lawyers, the Banjar and other local authorities. Fortunately and unfortunately, there is no easy way out, especially if you’re a foreigner. There have been many cases in the past when a foreign buyer or renters tried to purchase or rent a property using a “representative” or a “nominee” – in most of these cases, they have met with unhappy endings or have had to navigate through incredibly stressful situations involving the law and large sums of money. So to keep a clean record in Indonesia and to ensure a peaceful and healthy, stress-free experience while purchasing or renting a property in Bali, it would be in your best interest to hire a property agent who will act as your property business partner. A certified property agent can also keep you from getting scammed. There have been cases here in Bali where property “owners” run off with your deposits. There are also charlatans who will copy property advertisements and post it online with their own contact details. Once the thief has received your security deposit from you, he or she then disappears with your money. If you’re looking for a property business partner and a property agent in Bali Look no further than Bali Coconut Living. We’re experts in the Bali property law and a Seminyak-based villa property agent that is always ready to serve you if you need assistance in buying, selling, and even maintaining a villa for your passive income. Our team of qualified and professional staff will help you to make better evaluations and marketing decisions while making sure that you comply with the most current environmental, cultural, and legal regulations on the island. We are your consultants and problem-solvers. From home search to property management and rent collection, we will be present with you every step of the way. Feel free to contact Bali Coconut Living, or pick up the phone and call us at +62 361 847 6727.

Good Strategy To Buy Leasehold in Bali
12 August 2022 by Seo ManagerOn the market for a Bali villa? Well, now is one of the best times to start looking! There are hundreds, if not thousands of villas in Bali so our advice to you is to start narrowing down your search based on criteria. One of the most important things to understand before you purchase anything is legalities and Indonesian property law. There are 3 main types of property ownership here in Indonesia and if you’re a foreign citizen, it would be good to know early on that foreigners aren’t legally allowed to own land or property in Indonesia. The next best thing to do is to “purchase” a leasehold property. Simply put, a “lease” means a long-term rent of a property – you “own” the property for a number of years whether 25 or 70 years, depending on your agreement with the owner. This does not include the land that the property stands on. Depending on your agreement with the owner, payments can either be made annually, or you can make full payments upfront to cover the entire duration of the lease. Once the lease has expired, you can either negotiate to renew the lease or the property will be returned to the rightful owner and reverted back to its freehold status. This option has worked incredibly well for foreigners who wish to have their own property in Bali or for those who are looking to buy and let. Just take a look at all of the expat areas in South Bali and you can see this for yourself. You can also speak to us at Bali Coconut Living. We’re experts in the Bali property law and a Seminyak-based villa property agent that is always ready to serve you if you need assistance in buying, selling, and even maintaining a villa for your passive income. Put that together with beautiful natural surroundings and world-class yoga instructors, and you’ve got the ultimate yoga destination! Mention ‘yoga’ and the first thing that comes to mind is Ubud, Bali’s cultural and artistic hub, also known as the ‘holistic heart’ of the island. But yoga is not just practised here - the good news is that yoga is practised everywhere in Bali. In South Bali, yoga studios are especially abundant in Canggu and Seminyak - the latter being the ideal choice for those who enjoy the town’s elegant, slightly posh and cosmopolitan ambience in comparison to Canggu’s youngish and hippy atmosphere. Why Go Home When You Can Stay Longer in Canggu
18 July 2022 by Seo ManagerPlanning a trip to Canggu? Well, once you’re there, you won’t need lots of convincing to stay longer. Canggu is such a vibrant, colourful and exciting seaside town, filled with the best and most beautiful cafes, restaurants, beach clubs, shopping, spa, and accommodations. The area is relatively new – it all began in Berawa but these days, all neighbourhoods like Batu Botong, Tanah Barak and Batu Mejan, all the way up to Tanah Lot and Mengwi are also considered Canggu. And because the area is only recently developed, Canggu is where you’ll find gorgeous tropical villas, beautiful apartments and modern guesthouses as well as sleek, new shops with shiny, clean and sparkling facades selling the most gorgeous and unique items. You Will Always Find A Space To Play There is still so much space to play around with that developers and land owners have found the freedom to truly create some of the loveliest Canggu villas and buildings to suit modern tastes. Unlike Seminyak and Kuta, Canggu is still filled with rice fields, which is really great to wake up to! There is none of that stuffy, boxed-in feeling here – depending on the neighbourhood, you can expect fresh and friendly vibes, amazing views and pleasing aesthetics. The streets of Canggu are filled with stunning restaurants and cafes, offering delectable cuisine to suit all budgets, with dishes from all around the world, and of course, keto, vegan and vegetarian options and some of the best coffee in town! When it comes to entertainment, Canggu is a hub. There are no shortages of beach clubs, beach bars and nightclubs to suit all preferences and tastes. The nightlife in Canggu starts just before sunset and ends whenever you want it to. Beauty and wellness are also thriving here in Canggu with myriad yoga centres, gyms, spas with sauna and thermal facilities and salons offering hair and nail treatment. So appealing is Canggu and so vibrant that you’ll find an exciting and healthy mix of both locals and international travellers who have made Canggu their home. There are flourishing communities, each with its own interests and hobbies from yoga to surfing, painting, skating, dancing, crypto, food, and more. There is Always Something New To Explore Canggu is all about thrilling selections and new options to keep you busy day and night. A hub for the young and the creative, it is also a favourite amongst digital nomads who are working from their laptops, those working from home and those who are running a business or selling a skill online. So for the young and the young-at-heart, Canggu is the perfect place for all of the above. There are many neighbourhoods within Canggu itself but everything is just minutes away by car or scooter. How Much Does It Cost To Live The Digital Nomad Life in Bali
11 July 2022 by Seo ManagerEveryone wants to move to Bali. And why wouldn’t they, what with gorgeous weather, beautiful surrounds, friendly locals and affordable living? These days, it is much easier to live anywhere around the world thanks to the internet. Digital nomads and remote workers now can work from anywhere they like and one of the top choices is almost always Bali. So if you’re a digital nomad planning to move to Bali, how much would you need and how much would it cost you to stay in Bali? The First Thing To Consider is Housing Anyone earning in a stronger foreign currency would find Bali extremely affordable. You can stay in a beautiful house or villa, rent a motorbike or scooter or even a car, enjoy delicious, healthy and nourishing food from the myriad of cafes all around and travel Indonesia while you’re here. You can party, surf, and shop, especially in South Bali. Where would you stay while in Bali? A helpful tip is to pick an area or a neighbourhood. Canggu, Seminyak and Ubud are popular with digital nomads, thanks to easy access to cafes, fast wifi, great entertainment, beach clubs, and like-minded neighbours. There are hundreds of villas to choose from and apartments and rooms in guesthouses. Depending on your budget, you can choose the type of villa that you like – number of bedrooms, size, facility and distance to and from the beach. If you’re looking for a villa, be sure to go through a trusted, credible and experienced villa rental company like Bali Coconut Living, which comes with an excellent track record and thousands of customer reviews so you won’t get scammed or find yourself at the short end of any deal. Another thing to factor in is the cost of a Visa. You will need a Visa to stay in Bali for longer than 30 days. At the moment, there is no Digital Nomad Visa but you can speak to a credible and established visa agent to identify one that would most suit your needs. A Business Visa, for example, would cost approximately USD 200 – USD 300 to obtain, not including flights in and out of Indonesia and other requirements. Remember To Factor in Travel Insurance Medical care and emergency savings, and depending on your lifestyle, we would say that digital nomads and remote workers would enjoy a comfortable life here in Bali with costs of living of about USD 700 – USD 2000 per month.
